All newspaper or other publications and all oral and verbal statements as to advertising made by owners of said property and by Coldwell Banker Stiles, or any agent of said company, are hereby revoked.
All Sales are Final. The highest bid plus a 10% buyer premium will be the total sales price. All successful bidders will be required to sign a note for the deposit amount, in addition to the deposit paid on the day of sale via cash, good check, or wire transfer. The note shall become null and void when the buyer completes all requirements for closing as set out in their contract.
ALL ONLINE BIDS ON THIS AUCTION END THURSDAY, JUNE 18th at 12:00 PM EDT. The auction is a timed event and all bidding will close at the specified time. Online Auctions have an auto-extend feature. If a bid is placed in the final 3 minutes of an auction, the auction ending will automatically be extended by 2 minutes from the time the bid was placed. The auto-extend feature remains active until no further bids are received within a 2-minute timeframe.

BID PACKAGE:
Purchase Agreement, Preliminary Title, and Tax Documents, along with any other paperwork pertaining to each sale, will be sent by email from Coldwell Banker Stiles to the successful bidder, who must execute and return them within 24 hours of receipt.
Successful bidders not returning their contract, promissory note, and earnest money deposit (10% non-refundable deposit of total purchase price via certified funds or wire) within 24 hours will be considered in default and subject to an Administrative Fee of $2,500.00. All Administrative Fees are non-refundable.
Additional default remedies are reserved by Coldwell Banker Stiles, Christys Auction, and the Seller as provided in the Auction Statement of Sale, Auction Sales Contract, and Promissory Note.

Under no circumstances shall the bidder have any claim against Christys Auction or anyone else if the internet service fails before or during the ending of the auction. Christys Auction will not be responsible for any missed bids from any source.
Taxes for the 2026 year will be prorated at closing and any back taxes and rollback taxes are to be paid by the seller at closing.
